OUR PROCESS

1.

ANALYSIS PHASE

In the analysis phase, specifications of the zoning bylaw and building code are assessed. This step clearly and concisely captures the client's perspective by defining goals and expectations. The deliverables created during this phase includes a requirement report and a strategy document.

2.

PRELIMINARY DESIGN PHASE

In the preliminary design phase, the high-level design concept is created, which drives a preliminary cost range. Various consultants are involved in this phase to ensure technical considerations are effectively incorporated into the design.

DETAILED DESIGN PHASE

In the detailed design phase, the design is finalized, which effectively reflects all reasonable building goals and expectations. Plans, specifications, and cost estimates are created. Detailed design will include outputs such as 2D and 3D models. This phase is where the full cost of the project is identified and adjusted, if needed.

4.

PERMIT PHASE

In the permit design phase, final dimensions and construction details are incorporated. Furthermore, a detailed analysis is conducted to confirm compliance with the building code. The drawings are then submitted to the respective municipality. In this phase comments or issues are addressed until the building permit is obtained. 

5.

CONSTRUCTION PHASE

Once the building permit has been issued the construction is commenced. Generally, the construction phase will include on-site project management, extensive quality control measures, monitoring safety programs, ensuring contractors perform per specifications, coordinate permits and technical inspections.

6.

CLOSE-OUT PHASE

In the close-out phase, the final phase, the project transitions to occupancy. All project information, manuals, warranties, as-builts, and final accounting is handed to the client. An onsite project close-out checklist is completed multiple times.
